Position Overview

Commercial Valuation Advisors is seeking a highly motivated Commercial Appraisal Analyst / Appraiser Trainee to support the preparation of commercial real estate appraisal assignments. This position is designed for an individual who wants to build a long-term career in commercial real estate valuation, appraisal, and market analysis.

The successful candidate will work directly with senior appraisal professionals and will assist with a wide range of valuation-related tasks, including market research, comparable sale and lease analysis, financial analysis, review of leases and operating data, and report development. This role offers meaningful exposure to the commercial appraisal process across a variety of property types and is intended for someone who is analytical, detail-oriented, coachable, and committed to professional growth in the appraisal industry.

Primary Responsibilities

  • Assist in the preparation of commercial real estate appraisal assignments from engagement through final report completion
  • Research and analyze comparable sales, lease comparables, and market data
  • Assist with income approach support, rent analysis, expense analysis, and valuation modeling
  • Review leases, rent rolls, operating statements, surveys, and other due diligence materials
  • Support the development of narrative market analysis sections, property descriptions, and valuation conclusions
  • Prepare charts, tables, exhibits, maps, and other report support materials
  • Gather, verify, and organize property-level and market-level information from internal and third-party sources
  • Maintain comparable databases, research files, and internal valuation support systems
  • Perform quality control review for consistency, support, and accuracy in work product
  • Participate in ongoing learning and development related to appraisal methodology, market analysis, and valuation practice

Desired Qualifications

  • Bachelor’s degree in real estate, finance, economics, business, accounting, or a related field
  • Strong Excel skills
  • Strong analytical, writing, and organizational abilities
  • Excellent attention to detail
  • Ability to interpret leases, operating statements, and market data
  • Ability to manage multiple assignments and deadlines in a professional environment
  • Genuine interest in commercial real estate appraisal and valuation

Preferred Qualifications

  • Prior internship or work experience in appraisal, commercial real estate, valuation, underwriting, brokerage, or market research
  • Familiarity with appraisal concepts such as the sales comparison approach, income capitalization, discounted cash flow analysis, and highest and best use
  • Experience with CoStar, GIS or mapping tools, or other real estate research platforms
  • Interest in pursuing an appraisal career path and progressing within the profession

Compensation and Benefits

  • Base salary: $65,000 annually
  • Performance-based bonus opportunity: up to $10,000 annually
    • up to $5,000 at mid-year
    • up to $5,000 at year-end
  • Target cash compensation: up to $75,000 annually
  • $500 per month health insurance contribution
  • 2 weeks paid vacation
  • $500 annual education reimbursement

Performance bonuses are based on work quality, reliability, initiative, accuracy, professional growth, and contribution to appraisal production and workflow efficiency.
